During the application, you will be asked to provide information related to your rental history, criminal history, credit, and income. Having this information ready will help ensure your application can be processed as quickly as possible.

Rent is due in full at time of move-in, or if you wish to do monthly payments, rent is due the 1st of each month.

Applying for Promenade Place is quick and simple. The application typically takes 10–15 minutes to complete and asks for information about your rental history, criminal history, credit, and income. 

Once your application is submitted, we begin the screening process right away. Most applicants receive a decision within 24 hours, and in many cases approvals are returned within an hour. 

No pets allowed.

Promenade Place is designed with student living in mind. However, all are welcome! Our community offers a social, welcoming environment where residents can enjoy comfortable apartments, convenient amenities, and easy access to nearby campus life, shopping, and dining. It’s a great place to live, study, and connect with friends.

Packages are delivered directly to your apartment doorstep for your convenience. 

Regular mail is delivered to your assigned community mailbox, and a mailbox key will be provided in your unit for roommates to share. When ordering packages, be sure to include your unit number so delivery companies can locate your apartment. 

You may have guests in your apartment for up to 3 days. No guest can stay in the apartment for more than 3 consecutive days without prior written consent from management. You’re responsible for your guest’s behavior, and any violations or damages caused by your guest are treated the same as if you did them yourself. You cannot have other people “occupy” the apartment. Only residents and authorized occupants may officially live there.  

Management can exclude guests who break community rules or disturb other residents.   

Yes! Guests are welcome to park in uncovered parking stalls until 11:59 PM each night. 

If you need to move out before your lease ends, you have the option to sell your contract to another qualified resident. A contract seller’s fee equal to 80% of your base rent will apply. 

If you are planning to move out at the end of your lease term, we require a 30-day written notice. Our team is always happy to walk you through the process or answer any questions. You can stop by the leasing office or reach out through our texting line anytime.
